The market here changes nearly every week, and without a clear roadmap, you can waste time looking at homes you can't afford or miss out on properties that actually fit your needs. Columbus and its suburbs offer some of the best and coolest new construction homes in the entire country, but the competitive landscape means you need a strategy before you even call an agent.
In this guide, I'm walking you through the 6-step process I use with my clients who are relocating to Central Ohio. This isn't generic advice, it's what works right now in a market where most homes priced right in good school districts receive multiple offers. Whether you're moving from across the country or across town, these steps will help you close on your dream home without the stress and confusion that trips up so many buyers.

Before you speak to a real estate agent or your local bank, sit down and write out a game plan. This is the most overlooked part of buying a house, and without it, you will never truly know exactly what you're looking for. I see this all the time, buyers jump straight into hiring an agent or getting pre-approved, then realize halfway through the process that they haven't defined their priorities.
Write down specific details. How many bedrooms and baths do you need? What areas are you considering? What's your price point? These aren't just nice-to-have details, they're essential when you're speaking to a loan officer or touring homes with an agent. You need to know what questions to ask your lender to get the best interest rate. Ask how many points they charge upfront to originate your loan. With rates being higher than they have been over the past few years, these questions matter more than ever.
Whether you're single, in a relationship, or have a family, you need to game plan exactly what you're looking for and set clear expectations. Your budget, your needs, your timeline, all of that should be documented before you speak to anybody about buying a home. This step sets the foundation for everything that follows, and skipping it is a mistake I see cost buyers time and money.
Step 2: Hire a Great Real Estate Agent
The market in Columbus, Ohio is changing nearly every week. It's important to have a realtor you trust, who's knowledgeable, and who has your back in today's market. When you're looking to hire a realtor, make sure that realtor understands the areas you want to buy in and understands your wants, your needs, and can be on your timeline.
The most important thing I take pride in as a realtor is being available for my clients 24/7. If you call me when I'm sleeping at 2:00 AM, I may not answer, but if you leave a voicemail or text me, I promise you I will text you or call you first thing in the morning. Ask a few questions when you're interviewing agents: How long have you been in the business? How many homes have you sold? What areas do you work? Do you know the city well? Do you know the suburbs? Ask about their credentials and get a sense of their experience.
You also have to get along with the agent you hire. This is an underlooked aspect. Do not go with the first realtor necessarily you meet, that's not a bad thing, but if you do go with the first realtor you speak to, make sure that realtor is someone you get along with, that you trust, and has your back. At the end of the day, when you hire an agent, that agent works for you, not the other way around. You want to make sure the agent you hire has your back at heart.
Step 3: Contact a Lender and Get Pre-Approved
Before you go looking at 10, 20 homes, you want to make sure you know exactly what you're able to afford. I see so many people look at homes, whether they're more expensive than they thought or they actually can afford more home than what they thought, but without actually speaking with a lender who can look at your income, your assets, your credit, and all of that to determine how much you actually can afford, you're flying blind.
Some people just go straight to looking at houses. I don't want you to look at a bunch of homes with me and find out you have been looking at homes outside of your price point. Or heck, even worse, you could afford more home and not actually get the home you like because we did not do our due diligence up front. The lender's number one job is to make sure your needs are being met on the financial side of buying a home.
When you speak to a lender, be very crystal clear with exactly your goals and how much you want to spend monthly when it comes to your mortgage payment. They're going to ask you how much you want to spend monthly and what your goals are. Do you want a lower rate? Do you want to bring less money up front? All of that is going to depend on the type of loan program you are going to get. That's why it's very important to speak to a lender early on in the process so they can go over all the small details you might not even think about and the cost associated with buying a house.

If you do, the listing agent will contact me and be like, Blake, does your client not have a pre-approval letter? And if I say no, they will not even consider our offer until we get pre-approved because this is a lot more riskier to accept an offer without a pre-approval than an offer with a pre-approval. This is the fun part. After you came up with a game plan, you hired a great realtor, you know exactly how much house you can afford, the next step is looking at homes. This is ultimately what I love doing. I love helping clients find homes that fit their needs, and clients love it too. Let's be honest, nobody loves hiring a real estate agent. Nobody loves speaking with a lender and talking about money. That stuff can get a little bit boring. But what we all love is looking at nice, beautiful homes.
If you work with me, we may look at one home and you may love it, you may want to write an offer, or we may look at 20 homes. The key to looking at homes is to look at a few homes because you most likely, even if you love the first home that you see, it's always typically best to look at a few homes. Would you really buy a car without test driving a few? Probably not. Unless you absolutely love that home, you would probably look at a few different options before just making such a big financial decision.
I recommend looking at a few homes, 3, 4, 5, even up to 10. I know that sounds crazy. And if you're watching this and you live in a different state, that's why we have Zoom. We can show you homes through Zoom, through FaceTime, all of that good stuff. So it's not a big issue. This step is where you start to see what's actually available in your price range and what trade-offs you're willing to make.

The biggest thing is you may lose an offer your first time writing one, but the goal is to keep on going until you find that right home. I promise you, if you don't give up, you will find your dream home before you know it.
Step 6: Closing on Your Home
Congratulations. You wrote an offer, your offer gets accepted, you get a home inspection that goes amazing, your home appraises at value, you're happy, the lender's happy. You close on your home. Yes, you get the keys. This is the most exciting part for me because I love seeing people when they finally get their keys in their hand. The look on their faces is nothing but joy in their face and in my face.
